In 1925, urban planner & historian Lewis Mumford described four “great tides” of migration that reflected the economic transformation of the US. Eight decades later, Robert Fishman (professor of architecture & urban planning at the University of Michigan) noted the large-scale return of people to global cities, labeling it the Fifth Migration. Today’s great tide, the Sixth Migration, is ebbing from global cities & towards a better quality of life.

So, you're going to NoVa.
I know the area well. Housing is pricey but I don't think quite as bad as New York and San Francisco. If you're willing to drive, you can get something very nice in the threes or fours.
Stay away from MD. Infrastructure is better but it's a blue state and crime is much higher than in Virginia.
Think Winchester, Berryville or possibly Charles Town, WV. You can actually build there if you want.
You're gonna like it.
I've lived in the DC area before. My wife has kin in Winchester and Charles Town. Actually, we were married in Charles Town. It's a homecoming of sorts. We're looking forward to the move.
